Egypt’s North Coast D/OOH 2026: From Roadside Presence to Lasting Recall
The North Coast season offers brands an opportunity to connect with audiences through their choices in ideas, design, and media. In 2026, advertising expanded along approach roads and the coastal highway, with digital screens alongside static billboards.
Through my experience monitoring and analysing OOH campaigns, and my passion for this industry, I focused on how brands used these opportunities: distinctive ideas, recognisable identities, and clear messages. My question remains: how many campaigns or brands left an impression beyond the moment they were seen?
Campaign launches rose from 114 to 127, up 11.4%. Participating seasonal sectors increased from 11 to 14, up 27.3%, while monitored advertising faces grew from 3,127 to 4,551, up 45.5%.
Inventory expanded faster than campaigns; competition for ideas felt less intense than competition for locations.
Figures and monitoring come from MOOH OOH Media Intelligence, comparing July–September 2026 with the same period in 2025. Faces mean individual display surfaces, not sites. Creative assessments reflect my observations, not measured commercial results.
One Industry Doesn’t Define a Whole Market

Real estate represented 79.1% of estimated advertising value, leaving 20.9% for all other sectors. Its value rose 33.7%, from EGP 2.144 billion in 2025 to EGP 2.867 billion in 2026. Its share nevertheless fell from 80.4% to 79.1%, a decline of 1.3 percentage points: value grew while concentration eased slightly. These estimates include media, production, and 14% VAT before discounts; they do not represent confirmed cash spending. Property advertising supports investment and operations, but such concentration ties the market closely to one sector’s decisions.
Tailored Rates & Inventory Expansion
When packages and prices revolve around developers’ budgets, other categories can find it difficult to participate. More inventory needs a broader customer base. Automotive, telecommunications, financial services, food & beverages, hospitality & tourism, and technology need plans suited to their objectives: locations, duration, frequency, and formats. This diversity supports revenue and gives audiences different reasons to pay attention.
Real Estate Dependence: A Structural Risk
The financial exposure becomes clearer when demand changes. Developers may revise launches and budgets simultaneously as sales priorities or liquidity change. Media owners then face falling demand while rents and operating commitments continue. New investment based on the assumption of sustained peak-season demand increases this exposure. Expansion needs to reflect demand throughout the year and across sectors.
When Projects Share the Same Visual Identity
Concentration also has a creative dimension. Blue water, sunshine, parasols, and short English promises appeared repeatedly across property campaigns. These references suit the coast, but repetition without distinctive treatment creates interchangeable advertising.
Remove the logo: does the design still belong recognisably to its advertiser? Architecture, planning, services, location, and the living experience offer stronger foundations for differentiation. When generic imagery obscures these details, payment terms become the easiest comparison.
SouthMED: Project Identity Meets a Clear Offer
SouthMED campaign by Talaat Moustafa Group caught my attention through two complementary executions. One combines architecture and the lagoon setting with the offer; the other prioritises a 1.5% down payment and payment plans of up to 15 years, advertised for a limited time and subject to conditions.
The imagery depicts the project’s design, including architectural 3D visualisations showing its planned appearance at handover. Audiences receive a picture that goes beyond generic summer scenes.

Talaat Moustafa Group has long made its projects central to its advertising, creating, in my view, a recognisable signature. Even with American star Sylvester Stallone as SouthMED’s ambassador during the 2024 and 2025 seasons, the project remained central; his presence supported it without overshadowing it.
Clear figures, consistent colours, and visual hierarchy helped audiences understand the offer. A few executions for Hassan Allam Properties’ Swan Lake North Coast also used project imagery, connecting the message more closely to the development’s identity.

Giving the Arabic Language a Stronger Role
The limited presence of the Arabic language in property advertising contrasted with its use by international brands, banks, and concert advertisers. Premium positioning depends on writing, typography, composition, and art direction. Well-crafted Arabic can communicate quickly and support recall.
Monitoring campaigns in the UAE, I noticed Arabic’s structured role, supported by Dubai’s advertising law. I also observed international brand names written in Arabic alongside their original identities. I would welcome wider adoption in Egypt.
Arabic should shape the concept from the outset. Writers and designers need to develop the message together, rather than translate it after the design is complete.
Creativity Is King: North Coast Edition

Majestic BioPharma and Thndr were my strongest creative memories.
Majestic BioPharma made the product the idea. Oversized packaging installations attracted attention, supported by varied static formats and digital treatments suited to the screens. Each medium had a clear relationship with the concept.

Thndr used unmistakable yellow, strong contrast, and direct Arabic copy in a provocative teaser followed by a reveal. Discussion travelled beyond the road.

What interested me was the campaign’s recognisable identity and continuity between stages. Debate signals attention; commercial success requires evidence of how that attention translated into understanding and response.
Planning for a More Distinctive Season
Give the idea time before approving the media plan. Decide what audiences should remember and why the message belongs to the brand.
Early booking improves site selection and production preparation, allowing the campaign to follow its objectives instead of whatever inventory remains available.
Plan around the full journey: Cairo–Alexandria Desert Road, Wadi El Natrun–El Alamein, the coastal highway, and movement within the destination. Balance coverage and repetition. Digital creative must make sense even when viewers encounter it midway through.
Keep branding clear and movement purposeful; consider spot duration, frequency, loop length, and viewing distance.
Space gives advertising visibility. A clear, distinctive idea gives people a reason to remember it and its advertiser.
