ZA.CORE Returns to West Cairo With a More Direct OOH Proposition

Doroob Developments returns to Sheikh Zayed’s OOH landscape with a second campaign for ZA.CORE, shifting the project’s communication toward payment terms and using two distinct financial propositions across different roadside executions.

Three months after ZA.CORE’s first rollout focused heavily on location and accessibility, the new campaign opens more directly with numbers. Larger uni-poles promote 5% down payment with installments of up to eight years, while smaller roadside executions advertise a more aggressive 1% down payment with payment periods extending to 100 months.

The result is not simply a refreshed version of the original campaign. ZA.CORE is now giving West Cairo audiences two different financial entry points into the same mixed-use development.

ZA.CORE Puts Payment Terms at the Centre of Its Second Campaign

The larger executions combine a full render of ZA.CORE with the project’s commercial, administrative and medical positioning, while giving the financing proposition substantial visual prominence.

The key message is straightforward: 5% down payment and installments of up to eight years.

That marks a clear change from the first rollout, where the project’s location on Waslet Dahshur and its accessibility within Sheikh Zayed carried more of the communication.

The new creative still presents the development itself, but the financial proposition now competes directly for attention rather than sitting behind the location story.

Based on the campaign creative, this reads as a more commercially direct stage in ZA.CORE’s OOH communication. That does not confirm the campaign’s internal objective, but the shift in emphasis is visible: audiences are being given a clearer indication of what it takes to enter the project financially.

Two OOH Executions, Two Financial Entry Points

The more interesting part of the rollout is that ZA.CORE does not repeat the same payment structure across every board.

The larger uni-poles carry the 5% down payment and up to eight-year installment plan, supported by project renders and information about ZA.CORE’s mixed-use proposition.

Smaller roadside executions take a different route, highlighting 1% down payment and installments over 100 months.

That distinction gives the campaign two different communication layers.

The larger boards have enough space to present the development and its payment terms together, allowing audiences to register both the product and the offer. The smaller executions reduce the message to a sharper financial hook, placing the entry proposition at the front of the communication.

Rather than treating the smaller boards as reduced versions of the main creative, the campaign gives them a different emphasis.

For audiences encountering ZA.CORE across Sheikh Zayed, that creates two clear questions: what is the project, and how accessible is the entry point?

The Campaign Stays Close to ZA.CORE’s Sheikh Zayed Location

The rollout appears around Hyper One and Dahshur Road, keeping the campaign within the same West Cairo market ZA.CORE is designed to serve.

Doroob positions the project on Waslet Dahshur Road, opposite SODIC’s Strip Mall and close to Alexandria Desert Road, placing accessibility and visibility at the centre of the development’s location proposition.

That makes the campaign geography particularly relevant.

ZA.CORE is not only being promoted to a West Cairo audience; it is appearing along roads connected to the development’s own location story. The media placement therefore reinforces the same accessibility message established during the first campaign while allowing the second rollout to focus more heavily on payment terms.

From Location Awareness to a Clearer Commercial Proposition

ZA.CORE’s first OOH appearance introduced the project through its Sheikh Zayed location and accessibility. The second campaign retains that geographical context but pushes the commercial proposition much further forward.

The strongest evidence of that shift is not simply the presence of financing terms. It is the decision to use different payment messages across different executions.

Larger uni-poles balance project visibility with a 5% down payment proposition, while smaller roadside boards give the 1% entry point greater prominence.

That gives the campaign more depth than a simple follow-up rollout.

ZA.CORE is still building recognition for the development, but the message now gives audiences something more concrete to evaluate: not only where the project is and what it contains, but what financial entry into the project can look like.

For a mixed-use development competing across Sheikh Zayed’s crowded real estate OOH landscape, that is the most meaningful evolution between the two campaigns. The first established the opportunity. The second puts clearer numbers around the way in.
